<p class="MsoNormal"><span>Like most other markets in the United States, supply and demand are the driving forces of prices in real estate. Whether it</span><span>s a buyers</span><span>’</span><span> markets or a sellers</span><span>’</span><span> market, it is helpful to analyze home salves date for the most recent month available (ex. June 2006), compared against the same period the year before (June 2005). </span></p>
<p class="MsoNormal"><span>The average price of single-family homes experienced a 7.9% decline, dropping from $849,990 in June 2005 to $782,500 in June 2006. Trends followed this price shift as more homes were sold in June 2006 (20 homes), than in June 2005 (7 homes). The average time it took to sell a home increased from 68 days (June 2005) to 69 days (June 2006).Over the past 12 months, the ratio between asking prices to sales prices increased. In June 2005, sellers obtained 93.6% of their asking prices, and in June 2006, 94.5% of their asking prices. </span></p>

Single-family houses are also available, with three bedroom houses starting in the high $500,000s. Four bedroom house prices begin in the low $700,000s.</span></p>

<p>SCHOOL INFORMATION</p>
<p class="MsoNormal"><span><em> </em><span> </span>In the Carmel Valley community, there are two school districts. The Solana Beach district serves the northern part of Carmel, and covers the elementary schools. The Del Mar Union School District covers the southern region. </span></p>
<p class="MsoNormal"><span>All students enrolled in Carmel Valley schools undergo annual testing to evaluate academic performance. The test results are combined by the California Department of Education into a composite score known as the Academic Performance Index (API), which has a score range of 200 to 1000. The statewide goal is for schools to achieve a score of 800 or above. </span></p>
<p class="MsoNormal"><span>According to the most recent data, the highest-ranking elementary school in the Carmel Valley area was Sage Canyon Elementary (API=963) which is followed by Torrey Hills School (API=950). Next on the list is Carmel Creek Elementary (API=946) and Carmel Del Mar Elementary (API=917). Carmel Valley Middle School earned an API of 821.</span></p>
<p class="MsoNormal"><span>For high schools, the highest ranking was Canyon Crest Academy (API=842), followed by Torrey Pine High (API= 821).</span></p>
